What areas would you buy in?
The areas I'd buy in are the areas where most aren't buying in. So what we do is we'd look at data, we look at research, and we'll see where most are buying in and then use those data and those figures in statistics to figure out where the next growth hotspot is, where most haven't figured it out yet. And so over the last 15 years, we've looked at Western Sydney, we've looked at the Melbourne market, we've looked at the Brisbane market, and now we're on the Perth market. And in fact, now we're about to be exiting the Perth market because we can see it's been heated up.
So the next trend where I'm seeing it is actually in regional Queensland and regional Queensland has quietly continuously boomed regardless of interest rates because of migration and 400,000 people have come into Australia since COVID.
Most of us are moving into regional areas rather than capital cities. So that's where our focus right now is to use, transuse data and figure out where the next hotspot is before everyone gets in and knows when to leave before the market heats up.
