Why would you use a buyer's agent? Well, would you trust your selling agent who is working for your seller, who is getting paid by the seller, who is their vested interest to increase the purchase price to help you find your property?
Why? Why would you do that? Why not hire a buyer's agent? Why not maybe pay $10,000 when your investment property or your own home is going to be a million dollars? But $10,000 or so, give or take, you've got someone that's legally governed by the various fair trading bodies, to reduce the purchase price to $10,000. you that has your financial interest, who knows your property requirements, who stays a job to find the right property, find the right area, negotiate the purchase price for you, and work for you. Why would you not want to pay that $10,000 when you're going to make the biggest financial purchase in your life?
Why would you put the trust in a selling agent to make that decision for you who's getting paid by the seller knowing that the purchase price is $10,000? price their interest is to increase the purchase price.
