My biggest red flag when recruiting into DDP is unethical stuff. I've been running a company for over 13 years in a real estate buyers agency space, and that is a very sales focused, high dollar value, high commission value sale. When you've got money in any business and that dollar value is extremely high. Unfortunately, you attract unethical people who don't want to do the right thing. So regardless, in my 13 years of running this company, I've let know that one. one of the first things I look for in a candidate is this person going to be ethical or is this person going to be unethical that they're going to do more damage.
So when someone's got a high closing rate, a high selling rate, you know, I applaud them, I reward them, I want my staff to do well. However, at the same time, even for my current staff, if the closing rates are high, every moment I'm thinking was done the right way or something not disclosed and this is what makes a buyer's agent is. especially like DDP also different, not more than just selling agents or other buyer's agents out there, respectfully that when you take on the role to become a buyer's agent, it's kind of like an oath that you want to do the right thing by the buyer at all times and disclose everything you know about any type of property at all times.
